Appian III and local partners acquired the southern 224 acres of Hunter Industrial Park in December 2021. Located in Laurens County, the property can accommodate four buildings that range in size, function, and design, with total potential buildout of over 2 million square feet.
Situated along the intersection of Interstate 385 and US Highway 221, the property is just under 35 miles southeast of downtown Greenville and Spartanburg and is centrally located between several other major regional and national markets. The property’s proximity to I-385 provides excellent connectivity to these markets as well as interstates 85, 26, and 20.
Appian contributed Site A to a development joint venture and completed construction of a 621,468-square-foot industrial building in July 2024. In February 2026, Site B, a 43-acre parcel, was sold to a manufacturing group. Appian is now advancing the next phase of the park's development, which includes widening the project entrance and extending the spine road across the ravine to prepare the remaining sites for future development.
