Upstate Corporate Park

During 2021 and 2022, Appian and TPA Group partnered together to assemble 244 acres at Upstate Corporate Park, a class A industrial park located along SC 110 in Cowpens, SC, one mile from Interstate 85. The site is just off exit 83 on I-85 and is 10 miles from Spartanburg and 60 miles from Charlotte. The Upstate’s industrial market is expanding north and south along I-85, and the property is well-situated in this path of progress.

The master plan comprises six development sites accommodating up to 2.4 million square feet of Class A industrial space. The park and surrounding area are home to major distribution facilities operated by Dollar Tree and DHL. In October 2022, Appian and TPA secured joint venture equity and construction financing to develop a 1.2 million-square-foot industrial facility within the park, which was completed in Q4 of 2024. Appian is currently advancing the design of a 500,000-square-foot building planned for Site 6.
